Your Questions, Answered

These are a few of the key questions we get asked about Conveyancing

What is conveyancing?

‘Conveyancing’ is the general term used to describe all of the legal and administrative work involved when you buy, sell, mortgage, or transfer ownership of a property or land. The sorts of things involved are:-

  • Investigating of the title of the property
  • Carrying out searches
  • Liaising with a mortgage provider
  • Preparing key documents
  • Payment of Stamp Duty Land Tax
  • Registration at the Land Registry

The process can be complicated and can be an emotional and stressful time. Our team of experts will guide you through step by step and help to take the stress out of any transaction.

How much does conveyancing cost?

Costs vary depending on what you are doing but typical costs include:

Legal fees plus VAT
Search fees
Freeholder fees if dealing with a leasehold property
Land Registry fees

We offer competitive fixed fees for all transactions.

You may have to pay Stamp Duty depending on the details of your transaction and we can advise you on this.

Call us on 01243 216900 or email and we will provide you with a bespoke quote.

Do I need a professional person to undertake my conveyancing?

If you need a mortgage, your mortgage company will insist on professional acting. You could, in theory, undertake the process yourself but it can be a complicated process and fraught with risk.

Our fixed fee service ensures that you have all of the expertise and specialist knowledge available to you, ensuring that your transaction proceeds smoothly. Having professionals on board ensures that there is adequate insurance in place should anything go wrong.

How long does conveyancing take?

The length of the transaction depends on what you are doing. Average time for a sale or purchase could be 6-12 weeks but this depends on all sorts of different factors such as:

  • Whether there is a chain of transactions
  • Whether a mortgage is required
  • Whether any issues are shown up on searches or surveys
  • The general complexity of the matter

We know that this can be a stressful time and we will work hard to ensure that everything completes as soon as possible. Why not read our client reviews to see what people say about us? Click here to visit Review Solicitors.
